Property Management Functions
While there are many roles our agents play in the orderly operation of our properties, the most important role we can play in any one property is to provide a strong well-balanced budget to ensure the financial integrity of the property. As a result we pay close attention to the budget process and provide the Boards with a detailed budget each year for the upcoming fiscal year. We strongly believe that our ultimate success as Property Managers depends on how well we can attain this goal. All other functions summarily become secondary to this financial function and our attention to detail supports this.
We also provide monthly financial reports to the Boards and their accountants that are meaningful and useful. We do not overload our clients with arduous and confusing reports and graphs. Our reports are simplified and easy to read and explain. However, if the Board feels they need a more detailed type of report, our software is able to produce both standard and customized reports. Our goal here is not to bog you down with unnecessary information, but simply provide an overall financial picture in a snapshot.
The balancing of relationships between the Boards, the residents, the building employees, the professionals hired by the Board and the vendors are also a challenge that every Property Manager faces. Therefore, we remind our agents to remain focused on maintaining a hierarchy of fiscal and physical harmony within each property as they make management decisions. Our Managers hold the ever important staff meeting with building staff members to communicate the Boards and the residents expectations of their role. In turn we also provide feedback from the staff to the Board to keep the lines of communication open and the operation of the building successful.
Our communication efforts with residents is stressed and we constantly review and discuss the activities of each property with one another to ensure consistency, while at the same time striving to improve the overall service provided to everyone from Board Members to residents alike.
We maintain relationships with many of the leading professionals within the industry, from attorneys and accountants, to engineers and architects, as well as mortgage brokers, insurance brokers and a variety of other consultants required by buildings from time to time. Our vendor list includes many well known and many not so well known-trained professionals within the plumbing, electrical, heating/HVAC, and elevator trades. It is these relationships that also add to our basis for sound day to day management of our properties. |
