Alteration & Renovation Requirements

In addition to the requirements written in the alteration agreement provided by our office, we strongly recommend that our Board’s adopt the following requirements along with their Alteration Agreements:
  • A refundable security deposit based on the scope and timeframe of work and the potential damage it may cause to the property

  • A detailed architectural diagram of work to be performed, excluding painting, plastering and floor refinishing. These plans are always reviewed by an independent architect or engineer for compliance with NYC Building Code issues with the cost for these services being passed along top the unit owner

  • A Certificate of Insurance from the contractor performing the work, naming Cooperative Corporation or Condominium Association and Grogan & Associates Inc. as additional insured

  • A copy of all contractor’s licenses, including their subcontractors, especially for electrical and plumbing work as this work can affects all building residents

  • Written approval from unit owner’s mortgagee for large extensive renovations and apartment rehabs

We do charge a reasonable administrative fee for this oversight to ensure that all unit owners’ files are complete and that all work performed has been reviewed and approved. We also suggest that the unit owners provide written notice to their neighbors, both as a courtesy and as a necessity, especially for those residents who work at home. Once the work has been approved and before any work commences, we have develop Contractor Guidelines which we require the unit owner and contractor to sign in the presence of the Resident Manager to avoid any disputes during the project. These guidelines out line such information as work hours for the building, service entrances and elevators hallway and public corridor protection and so on, all tailored to the property.

Periodically throughout the course of the project our Managers, along with the Resident Manager inspect the work to ensure that the plans that were filed and approved are being followed and that no additional work is being performed without approval. Again, as Managers we have experienced all types of catastrophes with renovation projects including major fires, floods and property damage. Our role is to protect against this as best as possible and believe setting up, adopting and adhering to these requirements is imperative.
